3.  BASIC CONDITIONS:
•1)      Work must meet all applicable codes, building standards, manufacturer's requirements, and standards of workmanship.

•2)      No changes to the established scope of work or increases to the cost shall be made without the prior approval of GSA and ICE-OAFM.

 

4. INSPECTION AND ACCEPTANCE

•1)      Inspection and acceptance of the services called for in this solicitation shall be performed by the Contracting Officer (CO), the Contracting Officer's Technical Representative (COTR) or a Designated Representative.

 7.  PERMITS AND LICENSES

 

In the performance of work hereunder, the lessor and its' contractors must obtain and maintain in effect all necessary permits and licenses, Federal, State or local governments, or subdivisions thereof, or of any other duly constituted public authority.
 
•A.    Statement of Requirements:

The United States Government currently occupies office and related space in Weston, FL that will be expiring on June 30, 2020. The Government is considering alternate space if economically advantageous. In making this determination, the Government, will consider the availability of alternate space that potentially can satisfy the Government's requirements; as well as costs likely to be incurred through relocating. Such as physical move costs, replication of Tenant Improvement's (TI's), telecommunication infrastructure, and non-productive agency downtime. The Government seeks office and related space, yielding a minimum of 60,112 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 60,112 ABOA SF, 14,312 ABOA SF (OFFICE), 45,800 ABOA SF (WAREHOUSE). The proposed term of the lease is for FIFTEEN (15) years, TEN (10) years firm. The agency will require 0 surface parking spaces, and 22 structured parking spaces. The desired area of consideration is described in the Delineated Area.


  Additional Requirements:


 

•·       Offered space must be located on one floor. Space can be divided by a common hallway.

•·       Space shall be located in a modern building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition acceptable to the GSA Lease Contracting Officer. If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences.

•·       Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space.

•·       Parking must be available within a walkable ½ mile of offered space.

•·       Space located above the ground floor must be serviced by an ABAAS compliant elevator.

•·       Buildings under consideration must be "Class A" buildings which are typically newer or recently refurbished and characterized by a full complement of on-site services.
